The Cottage in Theberton is a thatched property which dates back to the 15th century and is Grade 2 listed. It is a cosy character cottage with oil fired central heating, coal burner and Rayburn. The property is ideal for holidaying with children, as it has an attic bedroom/playroom, with four single beds, separated by an adjoining doorway between two twin bedded rooms. It has a very well equipped kitchen and lots of books for adults, together with books, games and toys for children. The village church and pub are nearby. Holiday cottage accommodationCottage GeneralThis character cottage boasts lots of period charm with latch doors, beams and antique furniture and decorative items. The property is heated throughout by oil fired central heating. There is a coal burner in the lounge and Rayburn in the kitchen. Please note that the landing is split level, so there are a few steps to watch out for. Telephone - please put money in the honesty box, if you use the phone. The property is covered by BT FON and BT Openzone wireless networks. These can be accessed either by paying a subscription or if you are a BT Broadband customer you can get free access by logging in with your BT Broadband username and password (you would obviously need to bring these with you, so please note down these details in advance of your stay). Internet access using this method has been successful in the kitchen, but the connectivity isn't consistent around the property, probably due to the thick walls. Mobile phone reception in the property is patchy, for the same reason.Living RoomSpacious lounge with original brick floor, large rugs, full length curtains, coal burner, two 2/3 seater settees, a wooden rocking chair, two antique wooden chairs with arms, nest of coffee tables, wall lamps, TV, DVD (with hard drive recording facility), stereo, telephone (with honesty box), well stocked bookshelf, magazines, boxes of toys, cupboard full of board games and there is a guard infront of coal burner. Please note that no coal is provided.Downstairs bathroomBath with overbath shower, toilet, sink, extractor fan, shaver socket in light above the sink. Kitchen/Dining Room Large table, which can seat 10 people. The kitchen boasts a Rayburn and full instructions on how to use this, are contained in the property file, which is kept on the desk in the conservatory. There is a separate electric cooker (oven & hob), for those who don't wish to cook on a Rayburn. There is a fridge/freezer, dishwasher, microwave, washer/dryer, coffee machine, radio/CD player, large selection of utensils, crockery, glasses, pans etc. There is a children's high chair, child's booster seat, vacuum cleaner, iron and ironing board in the cupboards and torches & cleaning products under the sink. Bedroom 1This bedroom overlooks the front garden. It has a double bed, bedside tables and lamps, telephone (with honesty box), two chairs, wardrobe, chest of drawers and cot.Bathroom upstairs The en suite to master bedroom can be shared with other guests who are sleeping upstairs, if you wish to work with this arrangement, as it can be accessed, without going though the master bedroom. Toilet, bath with hand-held shower attachment, sink, step-stool for toddlers, mirror, cabinet, light with shaver socket, extractor fan, towel rail.Bedroom 2Single bed, chest of drawers, bedside light, rail for hanging clothes.Bedroom 3Double bed, cupboard with hanging space, three chairs, mirror over closed-in fireplace, bedside light, books and chest of drawers. A small folding bed, suitable for a toddler or small child, is stored in the cupboard of this room. Attic bedroomsThe steep stairs to the attic have a gate at the top and two single beds, bedside lights, chair, two coffee tables and chest of drawers in the first room you come to. This also has a TV and video, together with a selection of children's books. A door leads to another room, with two single beds, with bedside cabinets & lamps, a modern dolls' house, two chairs, wardrobe and chest of drawers. Garden Room and Outside (rear of property)You'll find a desk, information folder & visitors' book, plus three chairs in the garden room, which is heated. There is a selection of bats & balls for the children to use. You can sit in here and admire the birds on the bird table, or just use it as a place to leave your shoes, after an envigorating walk. In the garden, which is fully enclosed, there is a washing line, garden table & chairs, BBQ and bird table. Beyond the garden is the garage, where a junior snooker table, outdoor toys and crab fishing gear is stored. Parking for 3 small/medium sized cars in front of, and next to, the garage only. Any visitors will need to park in a nearby road, or ask permission at the pub, to park in their car park. The Lion public house is opposite and serves a good selection of food. The local church is also nearby. Within easy access of the property are local beaches and coastal towns, together with the RSPB reserve at Minsmere.
